Build
Fannie Bay Residence is a spectacular executive residence that boasts a refined design that harmoniously blends elegance with modern functionality. From the moment you step inside, you are greeted with a tranquil space that showcases impeccable craftsmanship and high-quality finishes that exemplify superior construction standards.
The ground level residence comprises of three spacious bedrooms each with private ensuites and walk in robes, secluded library / study room, rumpus room, powder room, generous laundry, expansive open plan living, dining, kitchen with butler’s pantry and double lock-up garage.
Design
Structural elements comprised of:
- Colourbond roof sheeting on structural steel roof framing, with masonry blockwork walls on concrete slab on ground.
- Walls are externally cement rendered and lined internally with painted flush plasterboard.
- Ceilings internally, comprised of suspended painted flush plasterboard on a raking roof.
- Joinery was stylishly constructed with 20mm Smart stone and MR MDF laminated carcasses and doors with Blum hardware.
- Externally, a suspended concrete entry roof with feature circular cut-outs elegantly invites you to an oversized aluminium clad pivot entry door.
- The front façade comprises of feature crazy stone cladding and aluminium timber look battens which marks Fannie Bay Residence to stand out amongst the rest.
- Large aluminium sliding stacking doors which expand into the living and dining area out on the rear undercover outdoor verandah which overlooks the impressive mature frangipanni tree and stunning swimming pool.
Problem Solving
The project faced many challenges including but not limited to the following:
- Construction of a large footprint dwelling on a restricted site. This was managed successfully through staging and coordination of the various trades.
- Existing mature frangipanni tree to remain and protected during whole of construction duration restricted access and mobility around the site.
- Timing of project during a period where there were many competing projects which limited availability of key resources and trades. e.g block workers and steel riggers.
- Overhead power lines at street front limited access of cranage.
- Construction in a quiet neighbourhood and special consideration to construction noise and disruptions to adjacent residence.
- Design finishes and fixtures were not finalised by client prior to commencement, which resulted in design changes during construction and hold-ups from long lead time items
