3 Larrakeyah Terrace is situated in one of Darwin’s most sought after locations, known for its spectacular views overlooking Darwin Harbour and Darwin’s Esplanade. This project is a superb example of PTM Group’s expertise in complex engineering and architectural specifications.
We experienced a number of unforeseen design issues with this project, which we needed to identify and resolve quickly before moving onto the build.
- Fully redesigning the mechanical system due to ducting showing (which was located within the roof and floor slab)
- Redesigning all ground floor sewer waste pipe (formally located down in the basement, which had to be pumped back up)
- Redesigning all light switching layouts as some specific light fixtures were not compatible with certain circuits
- Removing existing overhead power lines and redirect them under ground.
The complexity of this project required us to excavate the basement, incorporate sophisticated exacting waterproofing and geotechnical details, build technically difficult structural cantilevers and construct “off form” concrete features, which many other builders in Darwin commented could not be achieved.
All this needed to be done in a narrow time frame and with the constraints of working within a residential enclave that restricted our builders’ flexibility in relation to noise, dust and after hours work.

PTM Group completed the project on time, on budget and maintained harmonious relations with neighbours and the architect.
After construction, we organised a 12 month programme of pool and garden maintenance, which has further enhanced the finished product.
